MLS areas are useful if you now how they generally work, The aim of most MLS associations is to develop MLS areas that are somewhat homogeneous markets. So generally an area will contain similar housing, schools and income levels. Of course as with everything there are exceptions. We use the areas for reporting since for most people they provide a good shorthand to know what area is being talked about at a reasonable degree of granularity.
